General Information

Any items requiring a permit shall make application through the CityServe Portal.

Outdoor Kitchens

• A permit is required to construct an outdoor kitchen.
• The sides of the outdoor kitchen shall remain entirely open.
• A plot plan or property survey with dimensions delineating the location of the outdoor kitchen is required.

Outdoor Fireplaces/Chimneys and Fire Pits

• A permit is required to construct outdoor fireplaces and chimneys.
• A fire pit does not require a permit unless connected to a gas/electric supply.
• A plot plan or property survey with dimensions delineating the location of the fireplace is required.
• The center of the firebox must be at least 10 feet from any combustible structure.
• Chimneys adjacent or passing through a structure must be a minimum of 3 feet above roof line.
• Total height is limited to a maximum of 15 feet.

Decks 

•  A permit is required for the installation of decks (not including concrete patios) greater than 200 SF or over 30" above grade.
• A plot plan or property survey with dimensions delineating the location of the deck is required.
• Scaled, dimensioned plans, elevations and construction details delineating how the structure will be constructed and anchored. The plans must include materials used and spacing of framing members.
• Guard spacing and height, stairs and handrails must be delineated.

Patio Cover

• A permit is required for the installation of a patio cover, arbor, gazebo, etc.
• A plot plan or property survey with dimensions delineating the location of the structure is required.
• Scaled, dimensioned plans, elevations and construction details delineating how the structure will be constructed and anchored. The plans must include materials used and spacing of framing members.

Inspections

An inspection needs to be scheduled upon completion of work.

Applications are accepted through the CityServe Portal in addition to payment of permit fees. Please call 972-466-3225 with any questions.
